We suggest you take a Landlord Insurance Policy before you rent out your home. It will give you peace of mind and if covered you can lodge for loss of rent up to 15 weeks if you do not have this insurance please talk to Daniel about your options and the benefits you gain from this insurance.

We have NO hidden management fee’s or charges. We pride ourselves in being upfront and honest. Please contact Daniel or Mathilde if you would like information about our fee’s.

Inspections are carried out every four to six months. A copy of the report can be sent out on request at no charge to the owner/s.

A standard advertisement in the Gold Coast Bulletin will cost approximately $45 to $50 for an advertisement. We do not undertake to advertise without the owner/s ok. This charge is to be paid by the owner/s unless otherwise agreed upon with the property manager.

If rent has not been paid or is more than 2 days overdue we contact the tenant with a “friendly reminder”. If we cannot contact the tenant by telephone, we visit the property and where necessary will leave a letter for the tenants to contact our office urgently. We send out the required Notices in line with the Residential Tenancies Act. We will notify the owner/s if this occurs.

New tenants are required to sign for keys when taking possession of the property. We will also require a master set to be kept at our office. If tenant lose keys or not hand in the correct number of keys at the termination of the lease they will be charged for a replacement set and/or locks where required from bond monies.

All applicants are screened. We check references, referees and employment details and are members of TICA

We provide all tenants with a bank deposit book or the option to pay over the internet so that rent can be paid direct to our Trust Account.

At month end rental monies received are disbursed directly to owners bank accounts electronically. This provides for "cleared funds" to owners immediately.
Before renting your home:
We recommend carpets be cleaned, the interior is professionlly cleaned or to a proffesional standard, lawns mowed and gardens tidy and free of weeds and rubbish. It is a good idea to have pest control carried out on an annual basis for cockroaches and spiders. If a tenant has a pet (as agreed in the lease agreement, they must arrange flea control both internal and external when vacating the premises, as well as the standard carpets and interior cleaning. This will encourage tenants to maintain the property at a high standard.
Renting out your property can bring great financial gain if you are looking at long term gain and also anually at Tax time. Keep your home well maintained while tenanted rather than while your living it the home so you can claim the expenses at the end of the financial year. Make sure you talk to your Tax agent about what you can claim on your investment property. Don't forget to organize a "Tax Depreciation Schedule".
